There has never been any proof that “under pricing” real estate, as a strategy, works.
The pitch is usually, “Hey, this marketing strategy will allow us to put your home priced well under market value, and by doing so will get a substantial amount of offers. We will then take each of those offers, from those real estate buyers for Bridgeport in Valencia, and pit them against each other…”
BTW – there has never been a study done, that I know of, that shows this is a viable tactic and that it works better than being at FMV, fair market value, or higher than FMV.
